The certificate in International Real Estate is designed to provide real estate professionals with an understanding of how international real estate transactions function. The course provides students with a solid background in real estate finance and enables them to perform asset valuations and performance analyses for both domestic and international investments.
The program consists of six graduate courses: two core courses and four electives.
Curriculum
Note: All of the courses listed are currently taught as part of the MSIRE program. They may be applied towards the Master of Science in International Real Estate degree at FIU provided the student is admitted to the master’s program prior to the completion of no more than 12 graduate certificate credit hours. (Courses taken for this graduate certificate cannot be used for any other graduate certificate in the Finance Department.)
Core Courses
Real Estate Markets Institutions and Practices, REE 6045 - Introduces the student to the nature, principles and fundamental practices of the real estate industry.
Corporate Financial Management, FIN 6428 - Focuses on the basics of financial management, including cash flow analysis, the time value of money, capital budgeting, and the use of these techniques to determine how choices affect shareholder wealth.
Elective Courses – Students select their choice of four from the following.
Real Estate Finance, REE 6200 - Covers the processes involved in financial residential and commercial real estate. Students will learn about fixed and variable rate loans, qualifications standards/underwriting, and how the financing choice impacts the investment risks and returns.
Advanced Real Estate Investments and Valuation, REE 6305 - Examines the investment characteristics of commercial and residential real estate including how to find and invest in the correct geographic region snf property type, and how real estate fits within a mixed asset portfolio.
Legal Environment of Real Estate, REE 6435 – Provides detail associated with the best practices in real estate accounting. In addition, this course looks at the tax implications of different types of real estate investment vehicles under different ownership structures ranging from simple single ownership to complex joint ventures.
Financial Markets and Institutions FIN 6246 – Focuses on the workings of the U.S. and world financial markets and institutions. It spans interest rate determination, federal policy, and management and policies of commercial banks. Prerequisite: Corporate Financial Management, FIN 6428
Global Financial Strategy FIN 6644 – Addresses aspects of strategic financial environment and management of firms that operate in a global arena; to include recent developments in financial strategy, international trade and economic decision making. Prerequisite: Corporate Financial Management, FIN 6428
Admission Requirements
Students applying to the program should have:
- a bachelor’s degree from an accredited college or university
- a minimum 2.75 Undergraduate GPA (UG60)
- a minimum of four years professional work experience
